BMI Redland is celebrating 30 years of its SpecMaster service, a free roof-specification and system guarantee that has supported the UK’s roofing sector and safeguarded millions of square metres of housing stock.
An evolution of Redland’s original Triple Guarantee, SpecMaster was designed to remove risk for architects, surveyors and local authorities by providing a complete, compliant roof specification backed by a 15-year design liability and weathertightness system guarantee.
Over three decades, the service has written an estimated 30 million sq m of roof specifications, covering everything from large-scale social housing estates to heritage refurbishments and one-off prestige projects.

Thirty years on, the service remains highly relevant as housing providers face tighter budgets, stricter standards and mounting sustainability pressures.”
Initially focused on new-build developments, SpecMaster pivoted in the early 2000s to support the government’s Decent Homes refurbishment programme. Today, around 85% of projects involve public-sector refurbishment, helping councils and housing associations meet their duty of care for long-term maintenance.
Unlike standard product guarantees, the SpecMaster system guarantee covers materials, labour and scaffolding costs should a valid claim arise, offering complete peace of mind to clients and reducing specifier liability. All designs comply with the latest British Standards (BS 5534, BS 8000-6 and BS 5250) and are underpinned by BMI Redland’s rigorous testing, including in-house wind-tunnel validation.
