The complete package

A new housing scheme, designed to meet needs, is achieving its objective in a less obvious way: through its construction.

The £2.3m project at Danesmoor Drive in Bury, is the first Housing our Ageing Population: Panel for Innovation (HAPPI) scheme for Bury Council and St Vincents Housing Association, and is being built by Kier Living.

The 16 affordable apartments for ‘over 55s’ have been purpose-designed to deliver energy efficiency to reduce fuel bills and to meet occupants’ needs, even as those change over time.

The meeting needs extends to the roof construction, where Kier subcontractor Monoroof has utilised 700m² of Protan SE1.2mm single ply membrane on top of a similar quantity of Protan VB250 vapour control layer and 190mm thick Kingspan insulation, above a plywood deck, and finished with Protan edging and trims. Monoroof has further used Protan to weather-proof the covered walkways that link the apartments in the two- and three-storey block.

Michael Platt, managing director at Monoroof, commented: “The specification was for single ply and it was the complete package offered by Protan, in partnership with Kingspan, that persuaded me to go that route; from one source, all my needs were met!”

Protan SE single ply membrane, available in 1.2mm, 1.6mm and 1.8mm, is developed to cope with even the most extreme weather conditions without detriment: it is certified to ≤ -30°. Hot-air welded at joints and mechanically fixed to the roof, the membrane achieves durability in excess of 30 years, with air leakage controlled/minimised in line with latest Building Regulations.

The membrane is also certified to deliver, and potentially surpass, the energy efficiency requirements laid down in Approved Document L, and, under the Green Guide, achieve a A+ rating.
