Relatively uncommon in the UK until the major housing regeneration programmes of the 1950s, domestic flat roofs are now an everyday feature on many British properties. Typically forming a central part of a wider conversion or renovation job, flat roof installations represent an ever-growing opportunity for UK roofers – one that Chris Page, product manager at SIG Roofing, is keen to see capitalised on.
Of all the questions I’m frequently asked, ‘what is the best flat roof solution?’ is among the most common – and yet it’s one that doesn’t have a definitive answer. Finding the right system is dependent on a number of factors, ranging from the size of the project, to location, to the budgetary constraints of a particular build.
Choosing the right roofing solution for a premises requires careful consideration and, very often, the debate from a flat roof perspective is framed around torch-on felt versus glass reinforced polyester (GRP). In truth, both systems offer benefits for property owners – and significant opportunities for roofers.
Talking torch-on felt
For roofing professionals, torch-on felt is hassle free and easy to install; popular among property owners because it can be applied quickly and simply by contractors. And, considering the wider lifecycle of a flat roof installation, any repairs – which are rarely necessary – can be made with relative ease.
Indeed, it’s that ease of installation which has made it such a popular choice among UK roofers. While GRP must be applied to a brand-new deck and cannot be applied at temperatures below 50C or in rainy conditions, torch-on felt is a ‘rain or shine’ solution – suitable for installation whatever the weather. In a country with climate as notoriously changeable as the UK, that lack of limitation when installing is an important consideration for roofers.
Another factor for which torch-on felt is held in high regard is its durability. With manufacturer guarantees stretching for upwards of 25 years, torch-on felt is a tough, weather resistant solution – particularly now that a large proportion of the systems available are polyester reinforced styrene butadiene styrene (SBS)/atactic polypropylene membrane (APP) modified, not only delivering greater flexibility, but also a hardier alternative to the hessian and rag which was traditionally used.
Ultimately, the durability of torch-on felt means it can deliver significant return on investment for property owners. Already a cost-effective solution, the multi layer build-up makes it more resistant to damage or leakage, saving property owners money longer-term as they don’t have to shell-out on fixes or repairs as frequently later in the roof’s life.
The USP of GRP
Among smaller-scale domestic properties and self-build projects, GRP remains hugely popular. A chief reason for this is the ease of application. Indeed, it’s so simple to install it could even be classed as a DIY project. If installed correctly – and we always advocate using a qualified roofing professional to guarantee this – GRP can carry a guarantee of up to 20 to 30 years.
What’s more, correctly applied GRP can deliver significant aesthetic appeal to a project, with homeowners drawn to the smooth, grey and ‘seamless’ visuals GRP is known for. However, if improperly installed, the topcoat can begin to peel away – not only compromising the ‘look’ of the roof but also leaving it susceptible to water and UV damage. Of course, this can be avoided by using a trusted, GRP roofing specialist.
A lightweight yet high strength and incredibly hardwearing solution, GRP can be used in conjunction with anti-slip grits that can be incorporated within the systems to provide slip resistance and surface wear protection.
Both systems can be supplied with fire retardant properties to conform to current building regulation Approved Document B section B4 relating to the spread of flames from adjacent buildings.
Ready to install
Whichever roofing solution a property owner chooses, its success – and lifespan – will depend very much on the quality of the installation. Among today’s roofers, you will very often find specialists in either GRP or torch-on felt – so it pays for property owners to do their research and ensure they’re working with a professional who has the requisite skills and experience needed to correctly apply the solution.
Similarly, roofers who have the skill-sets needed for either solution should be shouting about their expertise – in a competitive market place, it pays to ensure your name is associated with quality and experience.
